Everything You Need to Know in 2026
There is a reason wood flooring remains one of the most searched-for home improvements in the UK year after year. It adds warmth, character, and genuine long-term value to a property. Whether it is wide-plank engineered oak running through an open-plan kitchen-diner, solid wood in a Victorian hallway, or a herringbone parquet in a luxury apartment, well-

installed wood flooring changes the feel of a space in a way that few other improvements match. According to Mordor Intelligence, the UK floor covering market was valued at approximately £4.46 billion in 2025, with wood flooring and resilient flooring among the fastest-growing categories.
Wood flooring installation is a skilled trade that is more complex than laying laminate or carpet. The species of wood, the installation method, the subfloor condition, and the acclimation period all matter enormously. In London, labour rates for professional wood flooring fitters are typically 20 to 40 per cent above the national average, reflecting the higher cost of operating in the capital. Getting the specification wrong - choosing solid wood over underfloor heating, or skipping the moisture test before gluing down an engineered floor - results in problems that are expensive and disruptive to put right.

Types of Wood Flooring Available for Professional Installation
The first and most important decision is choosing the right type of wood flooring for your space and subfloor conditions. Each type has distinct characteristics, installation requirements, and cost profiles.
Solid wood flooring - planks machined from a single piece of timber, typically 18mm to 22mm thick. This is the original and most premium form of wood flooring. It can be sanded and refinished many times over its lifetime, making it a genuine multi-generational investment. However, it is sensitive to moisture and temperature changes and is not recommended for installation over underfloor heating or on ground floor concrete subfloors without careful moisture management. Material costs start at around £30 to £50 per square metre for standard oak.

Engineered wood flooring - constructed from multiple layers of wood bonded together under high pressure, with a real hardwood veneer on top. The cross-laminated core makes engineered wood significantly more dimensionally stable than solid wood, making it suitable for installation over underfloor heating and on concrete subfloors. The thickness of the veneer (typically 2mm to 6mm) determines how many times the floor can be refinished. Material costs typically range from £30 to £70 per square metre.

Parquet flooring - small blocks of wood arranged in geometric patterns such as herringbone, chevron, or basket weave. Parquet is the most labour-intensive format to install and commands a higher installation premium, but the visual impact of a well-laid herringbone parquet is extraordinary. Available in both solid and engineered formats.

Reclaimed wood flooring - salvaged timber from old buildings, barns, or industrial structures. Increasingly popular for period London properties where new wood cannot replicate the genuine aged character. Highly variable in cost - typically £70 to £150 per square metre - but offers a genuinely unique aesthetic.

Wood Flooring Installation Methods Explained
Once the type of wood flooring has been chosen, the installation method depends on the product specification, the subfloor type, and whether underfloor heating is present.
Glue-down installation - bonds the flooring directly to the subfloor using specialist wood flooring adhesive applied with a notched trowel at the manufacturer's specified coverage rate. This method is required for most solid wood flooring on concrete subfloors and is also the recommended method for engineered wood in commercial environments and over underfloor heating. It provides maximum stability and eliminates any hollow sound underfoot.
Secret-nail installation - used primarily for solid wood floors over timber subfloors. Each board is nailed through its tongue at an angle, concealing the fixing in the click joint. This is the traditional method for solid wood installation in period London properties with suspended timber floors.
Floating installation - boards are connected to each other using a click-lock tongue and groove system, without being fixed to the subfloor. The assembled floor floats on top of an acoustic or thermal underlay. This method is quicker and requires less adhesive expertise, making it the most accessible format for both professional installation and competent DIY. It is only suitable for engineered wood products and not for solid wood.
All installation methods require the wood to be acclimated in the installation room for a minimum of 48 hours before fitting begins - and 72 hours is preferable for solid wood. During acclimation, the packaging should be open and the room's HVAC systems should be running at their normal operational settings. Skipping or shortening the acclimation period is one of the most common causes of post-installation gapping and movement.

For a typical open-plan living and dining room of 30 square metres in London, a mid-range engineered wood flooring installation in straight plank format would typically cost between £1,500 and £2,100 all in.
Subfloor Preparation: Why It Matters More Than Most People Realise
Subfloor preparation is arguably the most important stage of any wood flooring installation project, and it is also the stage most frequently underestimated by homeowners. The moisture content of the subfloor must be tested before any installation begins. In London, properties built on clay soils - which includes a significant proportion of Victorian, Edwardian, and post-war housing stock - can be prone to ground moisture rising through concrete slabs, particularly in older properties built without a damp-proof membrane.
For concrete subfloors, the industry standard is a relative humidity reading of no more than 75 per cent before most wood flooring products can be installed. Readings above this threshold require either a moisture-tolerant adhesive system or an epoxy DPM (damp-proof membrane) treatment before installation proceeds. For timber subfloors, moisture content should not exceed 12 per cent.
In addition to moisture, the flatness of the subfloor must meet the tolerance specified by the flooring product manufacturer - typically no more than 3mm deviation over any 1.8 metre span. Where this tolerance is not met, self-levelling compound on concrete or plywood overlay on timber brings the subfloor to the required standard.

Frequently Asked Questions About Wood Flooring Installation
Q: How much does wood flooring installation cost in London?
A: Professional wood flooring installation in London typically costs between £40 and £70 per square metre all-in for engineered wood, and £60 to £100 per square metre for solid wood, depending on the specification and subfloor condition.
Q: How long does wood flooring installation take?
A: A standard living room of around 20 to 25 square metres typically takes one to two days for a professional team. Larger projects or those requiring significant subfloor preparation will take longer.
Q: Can wood flooring be installed over underfloor heating?
A: Engineered wood flooring is compatible with underfloor heating when correctly specified. Solid wood is generally not recommended over underfloor heating systems due to the significant movement it creates.
Q: Do I need to acclimate wood flooring before installation?
A: Yes. Most wood flooring should be left in the installation room for a minimum of 48 hours with packaging open before fitting begins, to allow it to adjust to the ambient temperature and humidity conditions of the room.
Q: What is the difference between a floating and glue-down wood floor installation?
A: A floating installation uses a click-lock system where boards connect to each other without being bonded to the subfloor - they rest on top of an underlay. A glue-down installation bonds the boards directly to the subfloor using specialist wood flooring adhesive. Glue-down is more stable and better suited to commercial environments and rooms with underfloor heating.
